46-52 Upper Queen Street is a row of three low rise, four storey buildings. The ground floor of these buildings have been used by small business whilst they upper floors have been unoccupied. The Victorian-era buildings date back to the 1860's.
The site was owned by Hegan, who were granted planning permission to demolish the three-storey building and replace it with a seven-storey, multi-million pound office block with a retail unit on the ground floor (LA04/2016/2359/F). Hegan had owned the site for around 60 years.
The buildings were acquired by Urban HQ who submitted a planning application (LA04/2022/0717/F) to demolish the existing site to develop the site into a nine-storey Grade A office space offering private office suites, meeting rooms, a wellness studio, members’ lounge and events space. Urban HQ also have a second location, directly facing 46-52 Upper Queen Street in Eagle Star House. The application was approved in March 2023.
