About Create Lab

17-21 Bruce Street is a four storey red brick warehouse building that was designed by James Hanna.


The building was constructed in approximately 1910 and had been occupied by numerous manufacturers such as the Bruce Street Weaving Company, Robert McBride & Co. Ltd and Ulster Manufacturing Co. Ltd.


The building was acquired by Creations Interiors Ltd who submitted a planning application in 1993 (Z/1993/2139) seeking to change use of the ground and 1st floors, previously used as warehouse space, to a furniture showroom and also sought to make alteration to the buildings facade. In 1996, Creations Interiors Ltd submitted another planning application (Z/1996/2601) seeking to change use of the existing 2nd, 3rd and mezzanine floor levels from storage areas to retail furniture sales space. Creations Interiors Ltd vacated the site in June 2018.


In August 2018, Andras House submitted a planning application (LA04/2018/2170/F) seeking to change use of the building from retail to office use on all 4 floors of the building. This application was approved in December 2018.


In October 2019, Andras House submitted a new planning application (LA04/2019/2541/F) seeking to re-instate windows to the rear and side elevation of the building. This application was approved in February 2020.


In February 2022, a new planning application was submitted which proposed to remove a section of the pitched roof to form a new rooftop plant area to serve the proposed office space. It also sought to apply insulated cladding with a render finish to the rear facade of the building.


The Grade A office accommodation has been named 'Create Lab' and is currently being marketed by Joint agents Cushman & Wakefield and Hughes Commercial.


In December 2023, Verona Bridal opened on the ground floor of Create Lab.
