About The Ewart

The Ewart is a 213,000 sq ft office development on Bedford Street that is comprised of a newly developed 17 storey office building and the four-storey warehouse Ewart Building.

The Ewart Building is the only remaining part of the former Ewart's linen manufacturing complex dating from the late 1800's. It is a Grade B+ listed building and has remained vacant for a number of years. The building was originally built as the Bedford Street Weaving Factory in 1869 by James Hamilton and then later became the William Ewart & Son Ltd head office building.

The site is the location of the Bedford Square masterplan, which was established in 2001. This established the principle of a series of buildings of differing heights around a public square. This was further refined in the Reserved Matters permission that was secured for the Invest Northern Ireland Headquarters and the subsequent planning applications sought by Bedford Street Developments (a joint venture between McAleer & Rushe and Ewart Properties) to develop a 26-storey mixed use development (Z/2005/2567/F) and the refurbishment of the Ewart building into a 70 bedroom boutique hotel with ground floor retail (Z/2006/2325/F).

In April 2015, Bedford Street Enterprises submitted a planning application (LA04/2015/0264/F) proposing the conservation, alteration, refurbishment and extension to the listed Ewart Building for office use and a 17 Storey new build mixed use development, with ground floor retail, offices above and associated basement car parking; and completion of a new civic square.

The development includes a four storey extension to the listed Ewart building and a two storey bridge link to the proposed 17 storey office building.

Development began on site in 2018.

In 2019, Deloitte announced that Bedford Square will become it's new head office and will occupy 100,000 sq ft.

In January 2022, Tilney Smith & Williamson announced that they had agreed terms for new offices at The Ewart building. They will occupy the 13th floor of the building.

In December 2022, G Kher submitted a planning application (LA04/2022/2197/F) proposing change of use from retail unit to restaurant on the ground floor of The Tower at 3 Bedford Square. It was also announced in the same month that Tughans, a Belfast based law firm, will move it's new headquarters to The Ewart and will occupy 23,000 sq ft across the 11th and 12th floors. This application was approved in May 2023.

In April 2024, Deloitte LLP submitted a planning application (LA04/2024/0758/LBC) proposing the removal of portions of non-original suspended ceiling, raised access floor & stud walls and the construction of partition stud walls to ground, first and third floors along with screens and ceilings.

In May 2024, Deloitte LLP submitted a planning application (LA04/2024/0798/LBC) proposing the removal of portions of non-original suspended ceiling, raised access floor and stud walls and the construction of partition stud walls to second floor along with screens and ceilings.
