About The Printworks

31-33 Queen Street is currently three storey, white rendered retail/ office unit and 35-39 Queen Street is a five-storey, red brick former warehouse built between 1895 and 1896.

The buildings at No. 31-33 were constructed around the 1930s and were likely dwellings from the mid-Victorian period. These builtings were likely former dwellings from this time period and have most recently been used as retails units on the ground floor with office space above.

35-39 Queen Street was built in 1895 for R Carswell & Son’s printworks, bookbinders and stationers. The ground floor was previously used as a bingo hall and gym whilst the upper floors were used for office space.

In January 2021, Angus Properties submitted a planning application (LA04/2021/0303/F) to redevelop & refurbish 35-39 Queen Street and to demolish and redevelop the site at 31-33 Queen Street to provide cafe/ retail on the ground floor and offices on the upper floors. This development will become known as The Printworks. The newly constructed site at 31-33 Queen Street will extend to five-storeys in heights whilst a two-storey extension would be constructed at 35-39 Queen Street. This application was approved in June 2022.

In January 2022, The Printworks redevelopment commenced with scaffolding being erected around the site.

In November 2022, 31-33 Queen Street was cleared to accommodate the new construction phase of the Printworks development.

In April 2023, the scaffolding at the Printworks development on Queen Street was removed.

In May 2023, Angus Properties Ltd submitted a planning application (LA04/2023/3417/F) proposing renovation of the existing office building to include new entrance lobbies and a covered entrance. The ground floor will be converted from a leisure space to a restaurant. Additionally, a rooftop plant area, acoustic barrier, and flue will be added. (Description change and amended plans). This application was approved in March 2024.

In July 2023, Angus Properties Ltd submitted a planning application (LA04/2023/3663/DCA) proposing demolition elements related to the renovation of the existing office building, including new entrance lobbies, toilet facilities, and external alterations. The project also involves constructing a single-storey retail unit and a covered entrance, as well as changing the ground floor from a leisure space to a restaurant. This application was approved in March 2024.

In November 2023, Angus Properties Ltd submitted a planning application (LA04/2023/4318/F) proposing the development of a three-storey building, featuring a ground-floor sit-in café and takeaway, with 2 two-bedroom serviced apartments above. This application was approved in March 2024.
