About 7 - 11 Botanic Avenue
7-11 Botanic Avenue is a three storey building consisting of two restaurants on the ground floor and office accommodation on the first and second floors. The ground floor currently houses Bites of India restaurant in one unit, while the other unit, formerly occupied by Falafel, is currently unoccupied.
Originally, 7-11 Botanic Avenue served as a residential house but was subsequently transformed into a bank and dwelling for the Belfast Savings Bank (circa 1934-1937). Later, it became the location of the First Trust Bank before being repurposed for use as a hot food restaurant.
In November 2003, Circular Developments submitted a planning application (Z/2003/2721/F) proposing change of use of bank at ground floor level to two separate commercial units (one hot food bar and one restaurant). This application was approved in March 2004.
In May 2005, Quiznos Sub, an American franchised fast-food chain, opened it's first restaurant in Northern Ireland in unit 1 of 7-11 Botanic Avenue.
Between August - September 2005, Circular Developments submitted two planning applications (August 2005, Z/2005/1687, September 2005
Z/2005/1931/F) proposing change of use of unit 2 to an office for Brook Street, a recruitment agency. These applications were approved in August 2005 (Z/2005/1687)and November 2005 (Z/2005/1931/F).
In 2012, Kathmandu Kitchen, a Nepalese and Indian restaurant, opened in unit 1 of 7-11 Botanic Avenue.
In January 2013, Ali Jaafar submitted a planning application (Z/2013/0074/F) proposing change of use from vacant office (unit 2) to a restaurant including external flue. This application was approved in August 2013. Falafel eatery & coffee house later opened in the unit.
In December 2021, Castleridge Properties submitted a planning application (LA04/2022/0075/F) proposing change of use from offices and conversion of existing first and second floors to 4 no. 1 bed apartments and amendments to existing rear fire escape. This application was approved in August 2023.
In October 2023, John Caithness submitted a planning application (LA04/2023/4143/F) proposing change of use from office space to tourist hostel accommodation at second floor level. The hostel will consist of two rooms consisting of 12 beds, one room consisting of 8 beds, a common room, kitchen and WC facilities.
