About Moxy Hotel

21-23 Victoria Street & 41-51 Waring Street is a proposed hotel development that is comprised of the former Nambarrie building (45-51 Waring Street and 21-23 Victoria Street) and 41-43 Waring Street.

The former Nambarrie building is a four storey, non-listed brick warehouse building that was constructed in 1960. Nambarrie's previous Victoria Street premies were destroyed during the Belfast Blitz in 1941. On 10 April 2008 Nambarrie announced plans to close its factory in Belfast. The factory is now closed and production currently takes place in England. The building was placed on the market for around £2.25m. In 2011, Village Homes bought the warehouse, paying a reported £1.2m.

In April 2011, Village Homes submitted a planning application (Z/2011/0486/F) proposing to demolish existing Nambarrie building and develop a new 7 storey building comprising 56 small unit/studio apartments and 2no. retail units on the ground floor. The application was approved in November 2013. These plans did not progress.

In 2018, Lambert Smith Hampton placed the building on the market for around £2.2m. The building was acquired by Propiteer Ltd for £2.5m.

41-43 Waring Street, also known as the Justice Building, is a five storey building that was substantially redeveloped during 2001-2002 with only the front facade being retained. The building has been most recently occupied by the Department of Justice.

In March 2021, Waring Street Limited (a Propiteer company) submitted a planning application (LA04/2021/0859/F) proposing the retention of 21-23 Victoria Street and 41-51 Waring Street, Belfast with minor alterations to facades and the erection of a 3 storey extension to facilitate a 164 bedroom hotel with ground floor bar/restaurant, meeting rooms and fitness centre, back of house facilities, 7th floor bar, and public realm improvements. The hotel will be operated by Moxy, a hotel brand owned by Marriott. This application was approved in March 2023.

In February 2022, Waring Street Limited submitted a planning application (LA04/2022/0351/DCA) proposing demolitions and alterations including: lowering window sills and installing new aluminum-framed windows; relocating doors for fire exits; replacing a roller shutter door with a new entrance door; replacing doors with aluminum-framed windows; demolishing wall sections for new window openings; altering window configurations; demolishing internal columns, stairs, lift shafts, and non-structural walls. This application was approved in March 2023.
