About Donegall Street Hotel

35-37 Donegall Street and 7 Donegall Street Place comprises two office buildings and a surface level car park and is located within the Cathedral Quarter. The office building at 35 Donegall Street has two sections. The section fronting onto Donegall Street is a 4-bay, 3-storey red brick building which is of relatively modern construction which seeks to emulate a simple Georgian style in terms of its size and organisation of fenestration. The rear section of the building is a two storey building. The second office building at 37 Donegall Street/7 Donegall Street Place is 3-storey building which opens onto a surface-level car park.

The site was home to a number of businesses throughout the years such as Martin and Dunlop, Du Dance, Little Feather Management, Knight & Co, Arcade Studios, Dance Resource Base NI Ltd, Complete Clean NI and Hygiene NI.

In September 2019, McConnell Chartered Surveyors placed the site on the market seeking offers in excess of £450,000.

In February 2020, McConnell Chartered Surveyors completed the sale of the site. They revealed that it was sold to a private buyer well in excess of the £450,000 guide price.

In June 2022, 3 Wise Men Pubs Ltd submitted a planning application (LA04/2022/1403/F) proposing alterations, extension and amalgamation of existing buildings, and change of use from offices and surface level car park to a 20 no. bedroom hotel with bar/restaurant and associated outdoor seating area. The extension to the buildings will form a courtyard around the terrace to create additional seating areas. This courtyard extension will be formed by stacked shipping containers within a metal structural frame with associated walkway and stair cores. This application was approved in October 2023.
