The proposed development is situated on a site of 0.12 acres and is currently a vacant office building comprising 4,168 sq ft. The building is a two storey detached red brick building which previously housed the Probation Board NI offices. The site has been vacant since around 2017.

In May 2022, Oakland Holdings Ltd submitted a planning application (LA04/2022/1089/F) proposing the demolition of the existing building and the construction of a social housing apartment development comprising of 14 no. apartments. The apartment building will include 1 no. 2P1B Wheelchair Apartment 10 no. 3P2B apartments, 2 no. 4P2B apartments and 1 no. 2P1B apartment. This application was withdrawn in July 2022.
