35 – 41 Queens Street is currently a cleared plot except for structural framework constructed to safeguard the gable of the neighbouring Listed property at McHugh’s Public Bar. The site previously comprised of a vacant three storey building which demolished in 2018 - 2019.


In April 2011, Village Homes NI Ltd submitted a planning application (Z/2011/0472/F) proposing demolition of the existing 3 storey building and erection of a new 16 storey building comprising 60 no. apartments with ancilliary facilities and commercial use at ground and first floor. This application was approved in November 2013.


In August 2021, Duncairn Ltd submitted a planning application (LA04/2021/1985/F) proposing the erection of a 15 no. storey building comprising 60 no. apartments with ancillary facilities and all other associated site works. This application was approved in May 2023.


In July 2022, Duncairn Ltd submitted amended proposals for their previously submitted application following extensive discussions with Planning Department at Belfast City Council. The proposals provides an active frontage with the inclusion of a coffee dock on the ground floor.
