21 - 29 Corporation Street currently comprises an existing multi-storey car park accessed from Tomb Street, a surface level car park, and a vacant area of land which is currently overgrown. The site extends from Corporation Street along its western boundary to Tomb Street along its eastern boundary.


In 1998, a planning application was submitted (Z/1998/2816/F) proposing a office development including ancillary car parking on the ground floor at 21 - 27 Corporation Street. This application was approved in May 1999.


In February 2004, W.R.Morgan Enterprises submitted a planning application (Z/2004/0227/F) proposing a office development including ancillary car parking on the ground floor, a renewal of Z/1998/2816/F. This application was approved in June 2004.


In December 2008, McAleer and Rushe submitted a planning application (Z/2008/2396/F) proposing the development of a 250 bed hotel including bar, conference facilities and ancillary accommodation

and demolition of 2 storey structure and multi-deck car park. This application was approved in January 2010.


In January 2015, McAleer submitted a new planning application (Z/2015/0176/F) proposing the development of a 250 bed hotel including; bar, conference facilities and ancillary acommodation, and

demolition of 2 storey structure and multi deck carpark. This application was approved in Febraury 2019.


In September 2017, McAleer and Rushe submitted a Proposal of Application Notice (LA04/2017/2160/PAN) proposing a mixed use development consisting of 250 bed hotel, approximately 117 apartments over 14 storeys, 150,000sq.ft of office over 13 storeys, retail units at ground floor level and semi basement car park consisting of C. 80 parking spaces. This application was determined in October 2017.


In October 2018, E.S. Corporation Street Ltd submitted a Proposal of Application Notice (LA04/2018/2433/PAN) proposing the construction of 347 build for rent apartments over 9 to 19 storeys, retail unit at ground floor level and semi-basement carpark consisting of c.84 spaces. This application was determined in October 2018.


In August 2021, ES Corporation Street Ltd submitted a planning application (LA04/2021/2016/F) proposing the demolition of existing multi-storey car park and the erection of 298no. build for rent apartments (19 storey) including a ground floor commercial unit, car/cycle parking provision along with the associated development. This application was recommened for approval in December 2022 at the Belfast City Council Planning Committee meeting. The application had an objection from Royal Mail, with their sorting office is on Tomb Street, who insisted that “the applicant should provide noise mitigation, and existing businesses should not be unduly affected by a new noise-sensitive use”.


In January 2024, 21 - 29 Corporation Street was recommended for approval at the Belfast City Council Planning Committee.
